Made a move after building my credit up and was able to refinance debt at a considerably lower rate.

It was murderous. The current rate is not great by any means but compared to what it was, I should be able to actually get this debt paid off before a crazy length of time.

Just got locked in young and at a bad time and eventhough I made timely payments greater than the minimum, I could not catch up.

Already feeling some weight drop off of my shoulders now that there is a legit end in sight.

Good job. Mrs. SatanicPanic and I have had a few fights over finances but we're now 100% in agreement of paying off all debt and closing all credit cards. I think we're going to rent after selling the house, too.

I would eventually like to Lease my current home out and move to another area, but who knows when that wil be. I know leasing has its own headaches, but it would be nice to have some sort of side income. I have heard about people selling their homes altogether and renting, it definitely seems to work in some areas.

After covid there is no way in hell I would attempt to run rentals other than short term air B&B stuff to jerks with money, and that is gonna have it's own issues. Side income would be nice but considering the past five years I wouldn't look for it in rentals.

Noted!

Why is that?
Because during covid people didn't have to pay rent thanks to moratoriums granted by federal, state, and local level politicians. And you couldn't evict them for it. A lot of landlords got burned for a year or two's worth and had to absorb that. Oof. Do I think the chances of that happening again are high? Yes.

A cousin of mine got into section 8 rentals for veterans, which was a good investment, since the government still paid.

I have my wife doing the Dave Ramsey app. Saving about 2k per month after looking at the app and figuring out all the waste like take out and Amazon and all the other crap.

I've been using that app for a while now too. Doesn't matter if you agree with Ramsey's advice or not, his app is the easiest one to use for budgeting I found.

Yep, that's why we use it. I'm a simpleton when it comes to money shit, even though I'm in IT, I'm so glad my wife figured out how to use it.
The guy knows what he's doing, but too much of the "good lord" stuff I can do without.

Ramsey has a lot of really sensible advice. I've read his book and watched a fair bit of his YT content. It's helped me organize my thoughts on finances and staying debt free. Personal finance should be a required class for a HS diploma, at least.

Congrats! I've been there. You've already done the hard work. Now you just gotta stick to it and ride it out.

they all impose usury rates.
i've seen 31% on my visa statement
they locked up gangsters for doing the same thing.
for some reason if you're a bank or credit institution you get a free pass.

interest laws need to be changed and made standardized

OP.
Happy your getting back on track

It should be illegal for an American institution to charge interest to an American citizen at all.
