WWOT: Attic finishing / full shed dormer

Anyone have an idea as to what it would cost to finish an attic? Also considering putting on a full shed dormer. The house is about a 2000 sq newer colonial style that we are considering to buy, but need a bit more space, and an additional bedroom. I have no idea what this may cost so just looking to see if anyone knows.

So add the dormer to raise the attic ceiling height? Full dormers are more for adding 2nd floor living space and you have just a crawl space above the rooms like my Cape.

Anyways rough guess here in new england rocked and taped ready for paint, electrical, floors,, any windows, and new roof about $25-30,000.

The house has a walk up attic, but want more headroom on one half. Maybe rough in some plumbing for a future full bath.
