Considering the taxes on this free house cost more than the rent of the house I used to rent, and at the time it added $100 of gas a week to my commute, it’s probably going to be a while till this house helps the budget

That's funny. Your MA shire neighbors with mortgages are still paying taxes and insurance too.

MA isn't called Taxachusettes for nothing.

I know if my house was free or paid off, even with taxes and insurance I'd have a lot more money for investments and hobbies.
