You make some extremely good points, a lot of younger people aren't willing to sacrifice small but expensive pleasures.

But also look at the data. There are fewer decent paying jobs. The middle class has been shrinking for decades as a result. Look at the cost of a new home, avg 400k. That's a minimum monthly payment of about 2300 bucks on the very lowest end. Factor in a car payment, say $500/mo, plus gas, groceries, auto insurance (which has gone nuts also), utilities, etc and what's left of an average American income of 40k? Not much. Can it be done? Sure but the deck is increasingly stacked against you. You can do it, but you will be house poor for 30 years, assuming you don't lose your job, or have the house market crash in which case you're now upside down on your mortgage, owing more than it's worth. Seen that too.


NAFTA and the wholesale gutting of US manufacturing took decades; Trump is trying to bring it back with limited success, but it's only temporary at best. You can't undo decades of destruction at the infrastructure level (modern factories, knowledge, experience, skills, etc.) in a few years...I think it's valiant effort but doomed to fail.

I'm looking at different areas to move; sell this place and buy a new place. If my house is paid for when I die, I can leave it to my son, and leverage stepped-up basis:

Example: If I bought the home for $200,000 and it’s worth $600,000 when I die, my child’s basis becomes $600,000. If they sell it for $610,000, they only owe tax on the $10,000 gain.

tax-free gifts are limited to $19K per year per person per recipient. That's not helpful for a house down payment. I can also structure a family loan, co-owning through an LLC or trust, or buying and renting it back to him, etc. to help him get his first house, etc. There are ways to make this happen. this is part of the whole trust fund investigation I'm working on, to leave money to my son, but protect it from his carelessness and future divorces. :D
 
I own two. My kid and her husband own two. Mostly being in the right place at the right time with the right amount of cash though. I'd hate to be a buyer in today's market that's for sure. It will end at some point and lots of people will be fucked because they stupidly bought houses at dramatically increased prices they couldn't really afford.
And wanting and buying more than you need will always do this in the long term.

If I were young I would look for employment in a more rural area where decent houses can still be had for 90-150k. It's finding the quality employment that will be more of a challenge. Trades. Problem with trades is by the time you're in your late 40's you're getting to old to do some of the more rugged work. The other problem is if you don't like rural life there ain't a helluva lot to do. But with the right attitude, yeah, you could work for 5-10 years, flip the house, and move closer to where you want to be. I think the biggest challenge for young people is having their priorities straight, or at least, a vision of what they want to do. There are more distractions than when we were growing up.

I'm looking at moving to a cheaper, less populated area, where I get more for less, and have some money left over from the sale here to do what I want. I did not foresee my property going up 4-5x in value over the course of 10 years and with it, taxes. Property taxes are my biggest one hit expense every year and tbh I have pretty cheap taxes compared to anyone inside city limits. But my taxes have almost doubled in that time.

If I was young again, I'd be more aggressive in living below my means and investing.

When I was younger working as a consultant, I got to know a guy working at the company. He, his wife, and two children were from China. They lived in a small one bedroom (for the kids) apartment, in an inexpensive area. They had used furniture, just minimal things. His wife worked during the day cleaning houses, while he worked in IT at global tech company. As I got to know him, and we became friends, he told me more. The kids went to public school, and they lived off of his wife's income; they didn't own a car, they took public transportation. He invested his entire salary; so much that he was one of the top investors in the Tampa, FL area at the brokerage firm he did business with. In his late twenties, he was offered opportunities to invest in many IPOs, and was invited to dinners to learn about the IPO companies...

TL;DR; I'd have tried to be where I am now financially before I was 40 years old. :yes:

The way I see it a General should have made his way up through the ranks so he knows the expected requirements for an effective military operation.

If he doesn't he should be removed.

Commander-in-Chief Role: The president's role as Commander-in-Chief grants ultimate authority over the military.
Therefore he is the top commander, and should be subject to the same rules of not being a fat slobfuck.
