Affordable housing.. ?U.S. edition?

That's a $3500 - $4500 rental here in the Hudson Valley New York area.

I feel sorry for the young people here but they're all gonna vote for the Democrats. It's just gonna get worse every year.
What's so great about living there that it it worth 4k a month in rent?
 
I work with some contractors when they need metal railings, and residential things. Building yourself saves thousands upon thousands in this market. They are making bank selling pre built homes... and the build quality I've seen in million dollar homes is absolutely a fucking joke.

Stick with old construction that's been maintained whenever possible. The trim and plaster etc etc that covers the abomination of new build houses is incredible.

Usually the licensed contractor hires non licensed Hispanic crews for most of the work. They bid the jobs low, and the trim work at the end covers it up. I go on job sites and it's just coronas sitting everywhere and gaps, warps, half ass everything. All covered up in trim work. Then sold for a premium.

Been my experience anyway.

Yep, I work in these million dollar houses all the time. The trim work is dismal. I've worked in 200k houses that look like a masterpiece. Luckily when I built this house they used a finish carpenter that had a clue. One of my customers lives in a condo, they used fucking vinyl plank flooring for stair treads. All the shit is loose, the noses are all falling off because they used liquid nails to attach them. Fixtures screwed right into straight drywall with no anchors. I love the place. I've made like 10k last year at this guys place.
 
For retirement, I'm considering other beach locations near the Atlantic or the Gulf. The closer you get to the water the more expensive the land, the building codes, and insurance if you can even get it.

Here's a beach house I found. Built in 2008. Has almost everything I need, until I looked into the location and more pics. Compared to most places on the ocean or gulf, some of the home prices in this area are reasonable...for good reason.

Turns out many houses in the area have been washed away or severely damaged from hurricanes, tropical storms, and storm surge. Good luck getting insurance.

In the pic below, you can see the tide is going out, you can see the high tide water line underneath.

It's why I'm no longer considering this an option. There are houses further back from the water though.

The water is the Gulf of Mexico.

LOL @ Humans. No matter how robust you build a crib on the beach, nature will figure out a way to fuck it up. I guess owning a house on the beach you just pray the law of averages in on your side. Imagine being asleep in that thing and it just falls over at 3am?

One of my favorites is when they use particle board to build steps or sheds. Looks OK for a bit, until it rains and everything warps and deteriorates. Or brand new ceiling fans that swing because they were not mounted properly. I too have seen a lot of fixtures screwed into drywall with no anchors. Towel racks that can't even handle the weight of a single bath towel. Pedestal sinks not anchored to the wall, etc.

Yeah I dealt with a ceiling fan with a box mounted directly to the drywall above a bed. Imagine that falling on your head while sleeping?
 
Most of these new constructions likely have foundation issues as well. I've seen these homebuilders pour a slab and not even give it a full 24 hours to cure. They're back the next morning starting on the framing.
 
What's been happening in my area, is since the mid 80s there's a home builder called Eid-co. They typically put up plywood basement walls with a vapor barrier. The vapor barriers rip or deteriorate introducing moisture to the plywood.

Guess what happens when the sump pump fails or washing machine overflows or when we have so much rain that it seeps into the basement? Now you potentially have moisture introduced to both sides of the plywood, and the plywood warps and buckles.

That's exactly how these Eid-co homes are built. The joke is they start building the home on Friday and you can move in Monday! Problem is, not only do the basement floors not cure, but within a couple years they crack, potentially introducing even more moisture to the plywood walls.
 
Don't worry guys. Elon Musket gonna fix all of this with plastic houses.

My County is being gentrified by NYC folk. NYC turned into a shithole and everyone is moving north to my area and buying up everything and raising the prices. It's complicated

But if you sell and move an hour west, you can buy 2 houses and still your property taxes will be less.
