Guys that practice in upstairs bonus rooms, I have ?'s

Know I have different issues. My land does not have enough fall to justify basement so I guess a bonus room is still in order, or a seperate studio out back. No neighbors so bonus room would work but my back would not care for it, however much cheaper to build house up a little than seperate detached building
 
If you have unlimited funds, then build. If you don't, then consider things like resale value, school district, commute, property taxes, property maintenance and location convenience of your build location. Dropping several $100k just to have a better place for your band to practice is not a good investment, unless your a professional musician. You should have many other reasons driving your decision. Renting rehearsal space would be much more cost effective.

Yeah it's more than just band rehearsal, besides in the area I live in there are no areas for bands to rent without spending $450-500/month. Isolated storage units will not even rent to bands.
My land has no city taxes where buying would, and since I own my land it can be used as a down payment so that's an instant $25k of equity with building.
It's not that much further out but since I've never lived in town per say, so I'm not really sure how important extra convenience is really worth

I live on 7 acres. My land backsup to 700 acres of farm land. Yeah it takes me 30-45 minutes to get to the city/work but I couldn't be happier. The only person around me that makes noise is me and I make a ton of it. We've had huge parties where my band has set up on the deck in the backyard and blasted away till the wee hours of the morning. A couple hundred people, a bon fire and topless chicks dancing by midnight. :D

I rented a house once where we rehersed in an upstairs loft. The police were called almost every practice and lugging gear up and downstairs kinda sucks.

I live on one of those 1/4 acre townie lots. Its a corner lot that backs up to woods, with a common area in front of it. So I only have a house next to me on 1 side. Having said all that, I'm also a drummer, and my whole neighborhood can hear me when I play upstairs in the bonus room.

Luckily all my neighbors are cool, and no one has complained. I've actually had a couple of people say "Hey man you sound good. Keep it up."
