It has been going up , but compared to Denver CO where we came from it is still about 30% cheaper overall
I am kind of a trulia/zillow junkie. I've looked many times in that area you're in. You chose an excellent location IMO, it's gorgeous there.
 
More "affordable" (depending on your def) waterfront homes can be found around Hudson and Cedar Key areas north of Tampa Bay as well as around Ft Myers and Port Charlotte. There are lakes inland but yeah, mosquitoes and humidity and no ocean breeze.

A lot of homes still haven't been fixed post Milton/Helene and are in the 350-450k range but will require some drywall and interior work in a lot of cases. The problem I have is I can afford the house but then can't afford the boat. Investment potential there but you also run the risk of future flooding and after spending quite a few years on the gulf coast both of those areas north and south of Tampa Bay are much more likely to take it on the chin from storms, which is why the pirates preferred Tampa. I thought about maybe a beach house in T.I or Madeira for four or five years until my parents pass away...

As for Los Colinas....you couldn't pay me to live in DFW.
DFW. I get it… Los Colinas seemed nice, but that was years ago. Maybe not now? As with most people, the places I would prefer to be conflict with my ability to pay for them. Being “on the water” is a one-percenter game and has been for decades.

I'm just not much of a flat lander. Anything north of downtown Austin and I feel out of place. Same with anyplace east of 35....

I bought this place here for cheap and put a lot of work into it. Thanks to what's happened with real estate since '21 it's worth about five times what I paid for it. Thanks to Helene/Milton waterfront is within my reach in some areas but it would require putting a lot of work into it and then I can't afford the boat which to me is the whole purpose of being on the water. What's weird is I could've stayed in St. Pete and sat on my ass and almost had as much value in the house I had there as I do after sinking a ton of sweat equity into this place.

I thought about buying a beach house near my sister but the water is still five or six blocks away and she had about five feet of flooding during Helene.
