To be fair, at least they're going back "down." For now.
Peak Covid had us at $2k/month.
Sadly, our old house property taxes on Mercer Island made this look like pocket change.

That's my cue to find a cheaper place to live. I wanted to buy it, not pay rent on it.

The values are crazy, and fake. I sold my last place in '16 for 149k, now z-estimate 493k I paid 90k in 2011. I noticed the buyer I sold to sold it two years ago for 325k. I paid 106k for this place and the estimate around 500k. I had a 400k offer for it in '21.

When everyone was fleeing the city during Covid, they were panic buying houses in areas like mine with cash, usually above asking price, so the trend just continued upward. It pretty much decimated our town for a few years because it pushed out our workforce. The silver lining is that the state is stepping up and helping to build "low income" housing all over town though. Oddly enough most of the low income stuff is much nicer than the old crapper that some city dude bought for a million dollars because it was "quaint".

I'm guessing most will stick around for a couple more years because our small pond makes them feel big, but as short term rental restrictions get tighter, most will have to lose their ass and sell off to the locals again.

That’s pretty high. I don’t think TX is great either, maybe some municipalities are better than others.

If I also had a mortgage I would probably me more annoyed with the taxes, but generally speaking we have good schools, a fully staffed fire and police force, clean water, green space and next to zero violent crime, so I think it's worth the price of admission.
