This guy gets a lot of flack for saying housing market will decline, but this actually proves that it is happening in some areas. He bought a house in 2026 for 330K that sold for 496K in 2023 (whoops for that person). This was his own personal home he bought in Atlanta, Georgia. Of course, not all markets are the same, but this does show that things have changed since 2023.


Home prices are up where I live because of migration out of NYC. So, where you live makes all the difference.

Very true. Some areas like Boston might not see much improvement in home prices for a while, unless migration moves out. If you also factor in how much value the dollar has lost since 2023, this guy's real price of the home he bought in Atlanta is even more cheap than 330K. It crashed more than 50% from the 2023 price in real terms.

Prices are all over in central TX. Five acre lots seem to be running in the 300k range with nothing on them but they also aren't moving. Makes it hard for me to even price what I got if I decide to sell. I can't be reasonable because nothing else is reasonable anymore....

It's not yet time to buy any real estate, but that will change.
 
I remember when I was growing up in NYC that only rich people owned homes. I guess we are going back there.

Well, places like NYC may not ever decline again, just so long as people want to live there. There just isn't a lot of land.

Other areas like Atlanta Georgia (suburbs) are seeing some pretty impressive price declines (35% in some cases).

If Atlanta wasn't huge casserole of corruption, I would probably buy a home down there.

The Alpharetta, Roswell area is really nice.

Our whole financial system is a huge ponzi scheme. Sure, money going to support criminal aliens is making it worse, but not really the issue.

The issue stems from the intervention of the gobernment, i.e. the federal reserve.

We should have let those corrupt bankers go under in 08. We are still paying interest on all that bail out money.
